Steps to Buying a New Home


Speak with a lender about mortgages and how much you can afford. A great Realtor® will not begin the home buying process with a client that is not qualified to purchase. It would be heartbreaking to find your dream home only to find out that you’re not able to follow through with the purchase.


The lender will also check your credit. Did you know that you can speak with three lenders and have them pull your credit and it only affect your credit score as one hard pull? There may be some minor errors that you will need to fix in order to bring up your score and get a better interest rate. Or, you may need to pay down some of your credit card balances. Remember, NEVER apply for credit until after you’ve purchased your home! 


Consider down payment monies and assistance programs (where available). You can prepare to have a down payment that ranges from 3.5-20% of your purchase price. In order to avoid Private Mortgage Insurance (PMI), you may be required to put down the whole 2O%.


Gather all of the documents that will be required to receive a mortgage and purchase a home. Examples include taxes returns from the past two years, evidence of income from self employment, paystubs, statements from your bank and W-2’s.


Decide needs for your lifestyle, as well as your deal breakers. Include basics like room count, neighborhood, and square footage, but also think about things like storage, layout of rooms and traffic patterns.
